The construction of a new home can be accomplished in a number of ways, but two of the more common categories are the "spec" home and the "custom" home. Primarily, the distinction between the two is in how the construction is financed. With the spec (speculative) home, a builder purchases a property and builds a home using his own financing, and without any particular buyer in mind; the builder "speculates" that he will be able to sell the home at some point during or soon after construction. The custom home is one in which the prospective homeowner has purchased the property and finances construction of the home; in fact, the entire home design is "customized" to the owner's specific desires.

Kevin Zetterberg Construction specializes in custom home construction. Usually, the client has already purchased the property on which they wish to build, and has selected a floor plan from a home design magazine or some other resource. We meet with them to discuss their needs and consider any modifications to the design (At times, we have designed an entire home from scratch.) When the client is comfortable with the plan, we work up an estimate of the project cost, which the client can then take to their banker to obtain a construction loan (Note: It is always advisable to begin discussion with your banker as early as possible, so that you will have a good idea of the loan rates and amounts you would qualify for before getting too far into the design stage.)

Depending upon weather conditions and our current project load, we can begin construction at any point after financing is secured. As general contractors, we are responsible for managing the entire project. Much of the work we would do ourselves, but some parts would be subcontracted to specialists (electrical, heating & air, security systems, etc.) The expenses are invoiced weekly to the client, who then makes a draw on the construction loan to pay the bill. At or near the completion of the project, the client obtains a traditional mortgage, which pays off the construction loan and any remaining construction costs.

The exterior of this home looks like stone, but in reality is a precast concrete product. Additional features visible from the exterior include a double bay window and a screened porch which opens to a stamped concrete patio. The main entry opens to a large room with a vaulted ceiling which serves as the dining, kitchen, and living areas, as shown in the sequence of photos on the second row. The master bath also features a custom, built-in shower.








This three-bedroom, two-bath home features a full-length front porch, vaulted ceilings, and custom cabinets. Shelves were incorporated into the framing of the walls to provide space for plants and decorations. A header was pre-built into one of the exterior walls to allow for future expansion without requiring major framing changes to the existing home.




Perhaps the most distinctive feature of this home is its open floor plan. The living area, kitchen, and bedroom are physically a single room, with no walls separating the spaces. The only enclosed areas on the first floor are the bathroom and closet. A vaulted ceiling covers the west end of the home, where the kitchen and living area are located. The east end adds a second story loft, which is accessed by a spiral staircase from the interior and opens to an exterior metal deck.
